What MortgageSkip is
MortgageSkip is an informational and educational tool. It models mortgage scenarios and explains the trade-offs so you can understand a decision before making it. Using this site means you accept these terms.
What MortgageSkip is not
MortgageSkip is not a mortgage brokerage, not a lender, and not a financial advisor. Nothing on this site is financial, legal, or tax advice, and nothing here is an offer of credit or a binding mortgage quote. We do not tell you what you should do with your mortgage.
Estimates are estimates
Every figure the calculator produces is an estimate based on the information you enter and on stated assumptions. Real penalties are set by your lender under the terms of your specific contract, and can differ substantially from any estimate shown here — particularly for fixed-rate mortgages, where the calculation depends on the lender’s own posted rates. Only your lender can give you a real payout figure.
Whether you qualify for any given rate depends on your circumstances and on the lender’s requirements. Seeing a rate here does not mean it is available to you.
Who can use it
You must be at least the age of majority in your province. The service is currently built around mortgages in Ontario, Canada. Results may be less reliable elsewhere.
Broker referrals
You are never required to speak with one of our partner brokers. If you choose to, and later complete a mortgage through that broker, MortgageSkip may receive a referral payment or a share of the broker’s revenue. This does not change what you pay, and you are free to take our numbers to your own broker or your own lender instead.
Acceptable use
Please do not attempt to disrupt the service, scrape it at scale, misrepresent it as your own, or use it to give financial advice to others as though it were a professional tool.
Our content
The text, design, and calculation tools on this site belong to MortgageSkip. You are welcome to use your own results however you like, including taking them to a broker or lender.
Limitation of liability
The service is provided as is. To the extent permitted by law, MortgageSkip is not liable for losses arising from decisions made on the basis of estimates shown here. Mortgage decisions are yours, and we would encourage you to confirm any figure that matters with your lender or a licensed mortgage professional before acting on it.
The service can change
MortgageSkip is early, and features may change, move, or be withdrawn. We may update the calculation model as it improves, which means a scenario you ran previously could produce a different result later. We are not obliged to keep the service running, though we will give notice to anyone who has asked us to watch rates for them before switching that off.
Nothing here is a warranty
The service is provided without warranties of any kind, express or implied, including any implied warranty of merchantability or fitness for a particular purpose, to the extent those can lawfully be excluded. Some consumer protections cannot be excluded by agreement, and nothing here is intended to limit rights you have under Ontario consumer protection law.
Governing law
These terms are governed by the laws of the Province of Ontario and the laws of Canada.
